			<content:encoded><![CDATA[<p>It seems everyone thinks the web is the be all and end all of mortgage<br />
lending. But, there are significant differences in how the use<br />
of the web is perceived. There are those who think the web will<br />
be the demise of all <a href="http://www.loancrisis.net/tag/mortgage-lenders" class="st_tag internal_tag" rel="tag" title="Posts tagged with Mortgage Lenders">mortgage lenders</a> as we know them. All <a href="http://www.loancrisis.net/tag/loans" class="st_tag internal_tag" rel="tag" title="Posts tagged with Loans">loans</a><br />
will be submitted through a web site with a faceless, and sometimes<br />
voiceless, lender. Or, the lender will speak to you, and may<br />
even send you friendly emails. No more going into a lender’s office<br />
and wasting precious time. In a perfect world, this could happen.<br />
Of all the <a href="http://www.loancrisis.net/tag/loans" class="st_tag internal_tag" rel="tag" title="Posts tagged with Loans">loans</a> I originate each year, about one-fourth to<br />
one-third are perfect-world <a href="http://www.loancrisis.net/tag/loans" class="st_tag internal_tag" rel="tag" title="Posts tagged with Loans">loans</a>. And most of those still need<br />
some type of tweaking and guidance that can only be provided by<br />
an experienced mortgage lender.</p>
<p><span id="more-1945"></span></p>
<p>Others think the web is a fad, and <a href="http://www.loancrisis.net/tag/borrowers" class="st_tag internal_tag" rel="tag" title="Posts tagged with Borrowers">borrowers</a> will ultimately<br />
come back to the comfort of dealing with a friendly face. The truth<br />
lies somewhere in between. The World Wide Web is here to stay,<br />
and it is a major tool in the <a href="http://www.loancrisis.net/tag/mortgage-lending" class="st_tag internal_tag" rel="tag" title="Posts tagged with Mortgage Lending">mortgage lending</a> industry. Just how it<br />
is used is still evolving. My company has, in my humble opinion,<br />
the best combination. We have branch offices in many states, but<br />
not everywhere. We are always upgrading our technology to provide<br />
the borrower with the best advances in lending. We take loan<br />
applications face-to-face, over the telephone, and through our<br />
web site. The big advantage is that we will always have an experienced<br />
<a href="http://www.loancrisis.net/tag/loan-officer" class="st_tag internal_tag" rel="tag" title="Posts tagged with Loan Officer">loan officer</a> handling the loan. The borrower and <a href="http://www.loancrisis.net/tag/realtor" class="st_tag internal_tag" rel="tag" title="Posts tagged with Realtor">Realtor</a><br />
know where to find me. Or, as one <a href="http://www.loancrisis.net/tag/realtor" class="st_tag internal_tag" rel="tag" title="Posts tagged with Realtor">Realtor</a> told me recently, she<br />
knows where to come if I mess up the loan and cause the borrower,<br />
and her, any pain. This comment came after a web lender<br />
delayed one of her sales significantly and the borrower ultimately<br />
went to a local lender. Even if I take the loan by telephone or<br />
through our web site, I will be in contact by telephone, mail, and<br />
e-mail. If the borrower is buying locally and applying from afar,<br />
they know I will be available in person after they move.</p>
<p>The website is a great tool for the borrower who does not have time, or is<br />
too far away, to come into the office. They can apply in the middle<br />
of the night, naked. Once the loan is downloaded, I will call them<br />
to confirm and to get any additional information necessary for the<br />
approval. And to make sure they are applying for the best loan to<br />
serve their needs.</p>
<p>At the very least, anytime you use an on line lender, they<br />
should meet certain standards:<br />
1. They should be well-known, established, and wellfunded.<br />
2. They should provide all fees and costs up front before<br />
the borrower applies for the loan.<br />
3. They should have experienced people handling all the<br />
<a href="http://www.loancrisis.net/tag/loans" class="st_tag internal_tag" rel="tag" title="Posts tagged with Loans">loans</a>.<br />
4. They should be readily accessible by telephone, at the<br />
very least, and preferably at a local or regional office.<br />
5. They should be familiar with the area or have a local contact<br />
who does know the area.<br />
6. They should have enough variety of loan products to<br />
make sure all possible ways to finance the property are<br />
available. And the lender needs to know how to use<br />
them.<br />
7. Their application site should be very user-friendly and<br />
capable of answering basic questions. It also should have<br />
a toll-free number to call if the borrower wants to talk to<br />
a person before making any type of application.</p>
<p>There are other services that should be offered, but if they<br />
meet the aforementioned standards the borrower will at least have<br />
a reasonable chance of getting the best loan. But I wouldn’t count<br />
on it. Even lenders where you can go right to the office have a hard<br />
time getting good knowledgeable people. A lender far away and<br />
handling a large volume of <a href="http://www.loancrisis.net/tag/loans" class="st_tag internal_tag" rel="tag" title="Posts tagged with Loans">loans</a> from a central site will not be able<br />
to have anywhere near enough experienced personnel. I don’t<br />
know anything about the markets in California, other than the fact<br />
the state is slowly slipping into the Pacific. Why would you expect<br />
someone in California to know anything about the markets in Virginia,<br />
or the costs associated with closing a loan there?</p>
<p>At the time this book was revised in 2000, several on line<br />
lenders had failed, leaving many <a href="http://www.loancrisis.net/tag/borrowers" class="st_tag internal_tag" rel="tag" title="Posts tagged with Borrowers">borrowers</a> to frantically search for<br />
another lender. One <a href="http://www.loancrisis.net/tag/realtor" class="st_tag internal_tag" rel="tag" title="Posts tagged with Realtor">Realtor</a> friend of mine who lists several builder’s<br />
houses told me he had a large number of purchasers who decided to<br />
apply on line, and every one of the <a href="http://www.loancrisis.net/tag/loans" class="st_tag internal_tag" rel="tag" title="Posts tagged with Loans">loans</a> had been a nightmare. Of<br />
course, most of the worst ones will eventually be weeded out. You<br />
just want to make sure your lender has staying power.

You are given 3-5 years to discharge all debts filed under chapter-. <p>The above information can be a benefit to debtors who are in the midst of bankruptcy. Banks are more willing to consider making a loan to someone with sufficient security to cover the amount of the loan and sufficient reason to ensure that it gets paid back on time. </p>

<p>Getting any kind of credit in the midst of bankruptcy is nothing short of challenging, but a bankruptcy equity home loan is one way a person can start traveling down the road to credit repair and in a better position than he/she could have imagined. It can help to pay off creditors much more quickly than would otherwise be possible. The monthly installments will also be lower since the debtor will have more than the normal 36 to 60 months in which to repay the loan entirely. All a person has to remember when using this option is that if the loan goes into default for lack of payment, the home and/or property that was used to obtain the line of credit will be taken.

<p>Individuals and small businesses sometimes balk about using personal finance and small business accounting programs like Microsoft Money for online banking or online investing. However, the sign-up process is usually very straightforward. And&#8211;and here&#8217;s the good news&#8211;the signup process is usually the only task that requires any true effort on your part.</p>

<p><strong>Signing Up for Online Banking<br />

To sign up for online banking, you need to talk to your bank. Specifically, you need to get the bank&#8217;s online banking application form, complete the form, and turn it in.</p>
<p>After you have turned in the form, your bank will send you a letter that explains how to connect to the service-this is really very easy-and give you a personal identification number, or PIN, that you&#8217;ll need to supply to Money so it can communicate with the bank&#8217;s online <a href="http://www.loancrisis.net/tag/banking-system" class="st_tag internal_tag" rel="tag" title="Posts tagged with Banking System">banking system</a> over the Internet.</p>
<p>NOTE Your PIN may come in a second letter for security reasons.</p>
<p>Typically, once you&#8217;ve signed up for online banking, you use the service to pay bills, transfer money, and get up-to-date account information from your bank.</p>
<p>But let me make a quick observation. Although online banking can be a very helpful tool, the feature isn&#8217;t so powerful that it warrants switching from one bank to another. Switching banks is a headache.</p>
<p>You definitely don&#8217;t want to move from a well-run, convenient bank to a poorly run or inconvenient bank. What&#8217;s more, while online banking might save you time, it isn&#8217;t quite the silver bullet some of its proponents would have you believe.</p>
<p><strong>Signing Up for Online Investing</strong></p>
<p>Online investing services work roughly the same way as online banking services. To use online investing, you need to sign up for the service with your online broker. This probably means you complete an application, and then receive and follow instructions on how to set up Money for use of the service.</p>
<p>One clarification: You don&#8217;t actually buy and sell securities from within Money. Money&#8217;s support of online investing works like this: You buy and sell securities in the usual manner-probably using your web browser and an online broker&#8217;s web site. Money helps with your investment record keeping for this activity. What you may be able to do, what you should hope you will be able to do, is have the online brokerage web site automatically send investment transaction information to Money. By doing this, you won&#8217;t have to enter transactions in the Money investment registers. The online broker&#8217;s web site will do it for you. This is a great time saver-especially if you are an active trader.</p>

The exception would be La. which is a mess following Katrina and the lack of flood insurance which has caused people to abandon properties. These were the hottest markets in 04-06. These markets have a huge percentage of subprime mortgages that are adjusting.

<p>The major barrier to paying off debt is having the money to do so. After all, you still have to eat, have heat, water, and lights. If you live in a remote area, you need your car to get to work. All of these bills are called necessary bills and they need to be paid in addition to the <a href="http://www.loancrisis.net/tag/credit-card-debt" class="st_tag internal_tag" rel="tag" title="Posts tagged with Credit Card Debt">credit card debt</a>.</p>
<p>Sometimes, there is <a href="http://www.loancrisis.net/tag/credit-card-debt" class="st_tag internal_tag" rel="tag" title="Posts tagged with Credit Card Debt">credit card debt</a> but the real problem is the necessary bills. In the economic climate, one or both people in the home <a href="http://www.loancrisis.net/tag/losing-a-job" class="st_tag internal_tag" rel="tag" title="Posts tagged with Losing A Job">losing a job</a> can create a real financial hardship. Many have fallen behind in their <a href="http://www.loancrisis.net/tag/mortgage-payments" class="st_tag internal_tag" rel="tag" title="Posts tagged with Mortgage Payments">mortgage payments</a>. Credit card bills are a distant, distant second to more vital bills but by not paying them, late fees can accumulate and create another problem.</p>
<ul>
<li>Cancel unnecessary amenities. We all like our satellite and <a href="http://www.loancrisis.net/tag/cable-television" class="st_tag internal_tag" rel="tag" title="Posts tagged with Cable Television">cable television</a>, but it gets quite pricey. The same goes for movie services like Netflix and <a href="http://www.loancrisis.net/tag/blockbuster" class="st_tag internal_tag" rel="tag" title="Posts tagged with Blockbuster">Blockbuster</a>. Going back to regular television and only renting movies from RedBox can save you as much as $150 or more a month. </li>
<li>Hold a yard sale. You must have a few things around the house that you don’t use very much. Hold a yard sale. If you have other family members in the same area, get everyone together and have a family yard sale. Whatever you don’t sell can be given away to charity. Don’t neglect stores that buy used books or merchants that buy old gold. </li>
<li>Cook at home. There doesn’t seem to be enough hours in the day sometimes but you can cook a large meal and manage to get several leftovers out of it. Your reason for not cooking may be related to the fact that it is convenient. If you ever look at your bank account statements, a good portion of your funds are spent on convenient food.
